Authorities plan to expand Mumbai Metro to cover Mira Road
Transportation is an important part of our daily life. Without proper transport even the smallest of chores will become difficult to accomplish. The best type of transport is public transport which can carry maximum number of people in one go and also costs less. Owning your own mode of transport is the best solution to the transport dilemma.
But not all of us can afford to own our very own bike/car and the fuel charges to keep them going. We cannot always depend on privately owned vehicles to ferry us around either.
This is where Rapid Transit Systems play an important role. Metro rails have established themselves as the fastest and most reliable mode of transit in India. Cities such as Kolkata, Chennai, Delhi, Bangalore and Mumbai have benefited immensely from metro rail.
These are all cosmopolitan cities which have a bustling popular. The needs of the people here are expanding by the minute. The population of these metros is also constantly on the rise. In order to cater to the ever growing need for better, affordable transportation in these cities, the government has targeted these cities to build metro rail infrastructure. Metros at Delhi NCR, Kolkata, Bangalore, Mumbai, and Chennai are partially functional. And they have changed the way people in these cities live their lives.
The process of planning a metro seems to be a fluid one. Currently there are many proposals to expand the metro lines beyond their original destinations. The brains behind the Mumbai metro are trying to expand the Line 2 of the metro via Mira Road. According to the residents of this northern suburb, having metro connectivity will make their lives easier. The authorities are considering expanding the line Dahisar to Bhayander through Mira Road.
If this comes to pass, it will give residents of this locality two reasons to celebrate. One it will put an end to their transport woes, another it will lead to property price appreciation. This area is considered to be an affordable property destination. Once metro connectivity comes in, the going rate for a 1 BHK in Mira Road or any other property type here will go up.
In the financial quarter falling between January and March 2016, the going rate for a 1 BHK flat in Mira Road stood at INR 7100 per square feet on average. This can go up by 20 to 30% depending on metro connectivity. So picking up a 1 BHK in Mira Road now would be a good choice before the pricing shoots up by 30%.
This area already enjoys good connectivity. It falls on the western line of the Mumbai Suburban Railway System. This gives the locality’s residents easy access to the localities in Navi Mumbai, Thane and Mumbai. So buying a 1 BHK flat in Mira Road was already a good bet. But now with the talks on for expanding metro connectivity, it is especially a good time to purchase properties in this part of the financial hub of the country.
